Request a home value review
Tell Sherman a little about the property. He'll reply personally, usually with a few questions, then a value range based on comparable sales. This is a broker's opinion of value, not an appraisal.
Getting ready to sell
Value review
A realistic price range from recent comparable sales, adjusted for condition, location and features.
Pre-listing checklist
What to fix, what to leave, and what paperwork to gather early so it doesn't slow down a sale.
Marketing plan
Photography, the listing itself, and promotion through Kinlin Grover Compass and Sherman's social channels.
Offers and negotiation
Comparing offers on more than price: financing, contingencies, timelines and the buyer's due diligence.
Under agreement to closing
Inspections, the purchase and sale agreement with your attorney, and the steps to a smooth closing.
Cape-specific items sellers handle
- Title 5 septic inspection. In Massachusetts the seller generally arranges the Title 5 inspection before sale. See the septic guide for timing rules.
- Smoke and carbon monoxide certificate. Sellers obtain this from the local fire department before closing.
- Lead paint disclosure for homes built before 1978.
- Deed excise tax. Customarily paid by the seller at closing; on the Cape it's $6.48 per $1,000 (details).
- Records buyers will ask for: septic pumping and I/A service records, sewer connection status or betterments, flood zone and elevation certificate, water test results for private wells, permits for past work.
