Villages & areas

Sandwich covers about 43 square miles. It was settled in 1637 and incorporated in 1639, making it the oldest town on Cape Cod. Route 6A runs along the north side through the Old King's Highway regional historic district. Route 6 cuts through the middle, and Route 130 runs south toward Mashpee.

Sandwich village

The historic center surrounds Shawme Pond, with Town Hall, the grist mill, museums and Main Street's 18th- and 19th-century houses. North of 6A, the Sandwich Boardwalk crosses the marsh to Town Neck Beach. The Sandwich Marina is at the east end of the Cape Cod Canal. Housing includes antique homes in the village, neighborhoods of Capes and colonials, and homes near the marsh and the beach.

East Sandwich

East Sandwich runs along Route 6A toward Barnstable, with bay-side neighborhoods and beaches on Cape Cod Bay, the Scorton Creek marsh system and wooded lots south of 6A. Housing ranges from beach-area cottages and antique homes to newer homes on larger lots.

Forestdale and South Sandwich

Forestdale is south of Route 6 along Route 130, in pond country: Snake Pond, Peters Pond, Lawrence Pond, Spectacle Pond and Mashpee-Wakeby Pond along the Mashpee line. Housing is mostly single-family on wooded lots, from 1970s–90s subdivisions to newer construction, plus pond-front homes. Shawme-Crowell State Forest is along Route 130 between the village and Route 6, and part of Joint Base Cape Cod lies in southwestern Sandwich.

Septic & Sewer

Sandwich is a septic town. Plan on a Title 5 inspection for most sales, and pull the Board of Health file to see past pumping, repairs and variances. Properties near ponds or in the watersheds draining to Popponesset Bay and Three Bays deserve extra questions about nitrogen rules and future I/A requirements.

  • Ask the Health Department for the septic file and any open orders.
  • Ask whether the parcel is in a designated Nitrogen Sensitive Area or a future sewer or treatment area.
  • For pond-front lots, ask about setbacks and the conservation permits needed for any replacement system.

The town's current Comprehensive Wastewater Management Plan status could not be verified for this guide. Confirm it on the town website. Our septic, sewer & nitrogen guide explains the regional rules.

Water, Flood & Environment

Water: Public water comes from the Sandwich Water District and, at the western edge, the North Sagamore Water District. Both are separate taxing districts, which is why the assessor lists a district rate on top of the town rate. Ask the district for its latest Consumer Confidence Report and any PFAS sampling results. Joint Base Cape Cod groundwater cleanups have affected parts of the Upper Cape, so wells near the base deserve a careful look. If the house is on a private well, test it. See our water & flood guide.

Flood and coast: Town Neck Beach, the Boardwalk area, the marsh neighborhoods and East Sandwich beach roads face Cape Cod Bay and have significant coastal flood and erosion exposure. Check the address on the FEMA Flood Map Service Center and ask about any dune or beach nourishment projects.

Ponds: Sandwich has many freshwater ponds, some with town beaches and landings. Conservation Commission permits apply near wetlands, ponds and the coast.
